Electrical Take-offs:
Power, Lighting, Data, Comms & Nurse Call

For electrical contractors and main contractors pricing commercial, aged-care, residential, healthcare and industrial projects across New Zealand. SubsQS converts electrical services drawings packs into detailed electrical quantity takeoffs so you can quote faster while protecting your margin, submitting a tender that's backed up with accurate quantities and a crystal clear scope.

We break out electrical scope by level/floor and system including power, lighting, plant & fixed equipment power supply, switchboards, distribution boards, mains & sub-main cabling, cable tray/containment, data & comms, nurse call, security and emergency systems as shown on the drawings and specification.

Quantities are clearly scheduled in LM and item counts, with notes on circuit types and fitting(s) equipment so that each individual (and the overall) price accurately reflects the required scope.

Where we assist with labour pricing, our allowances are built using NECA (National Electrical & Communications Association) labour constants, then adjusted for project-specific conditions so your electrical estimates are grounded in recognised benchmarks instead of guesswork.

Email your plans and we’ll confirm a fixed fee & 2-4 day turnaround time per electrical takeoff (and optional labour pricing using NECA labour constants).

FAQ

What is an electrical takeoff and how does it help contractors price work?

An electrical takeoff is a measured breakdown of lighting, power, mechanical services power, switchboards, sub-mains, data, comms and nurse-call directly from the drawings and spec. Instead of guessing from PDFs, you get a trade-ready quantity schedule (LM and item counts) that makes it easier to apply labour + material rates and justify your tender price to the client or QS.

Can you measure nurse-call and data systems as part of the electrical takeoff?

Yes. We can include nurse-call, data and communications cabling, outlets and devices as part of the same electrical takeoff, especially for healthcare, aged-care and hospital projects. These are listed in separate line items so you can clearly see and price nurse-call points, data outlets etc.

How do electrical takeoffs help with design changes and variation claims?

When drawings are revised, a clear additions/omissions summary for lighting, power, nurse-call, data/comms and other systems can be measured. That change log makes it much easier for electrical contractors and main contractors to show the impact on scope change and to price variations in a way that’s transparent and defensible to the client, QS and project manager.

Do electrical takeoffs include labour pricing or just quantities?

Electrical quantities are measured so you can plug in your own labour and material rates. If you want more support, we can help with electrical labour pricing using NECA (National Electrical and Communications Association) labour constants as a benchmark, then adjust for project-specific conditions.
