Plumbing Take-offs:
Subcontractors & Main Contractors
For plumbing subcontractors and main contractors pricing residential, commercial and industrial projects across New Zealand. SubsQS converts hydraulic drawing sets into an accurate plumbing quantity takeoff and estimating schedule so you can quote quickly and confidently while being able to back up your tender with accurate quantities.
We break out plumbing scope by level/floor including hot and cold water reticulation, sanitary plumbing, waste stacks & vent pipework, fixture points and pumps/fittings as specified.
Quantities are scheduled in LM & item count and include notes on pipe material, pipe size and pressure rating so you can price accurately and order closer to the actual requirement.
When drawings change, we can provide variation support and re-measure to provide an additions/omissions summary for quick re-pricing - instead of starting from scratch each time.
Email your plans and we’ll confirm a fixed fee & 2-3 day turnaround time per plumbing takeoff.

FAQ
How does a plumbing takeoff help with tendering and variation claims?
Because every metre of pipe and each plumbing fixture is measured and listed, plumbers and main contractors can submit transparent tenders showing exactly what’s included.
What’s the difference between a residential and commercial plumbing takeoff?
Residential plumbing takeoffs usually focus on hot and cold water reticulation, sanitary plumbing, wastes and vents, and fixture counts for houses, townhouses and small apartments. Commercial projects add complexity—multiple risers, plantrooms, pumps, backflow, trade waste, roof drainage and specialised pipework—so a detailed commercial plumbing takeoff helps separate each system for realistic rates and staged procurement.
What information do you need to complete a plumbing quantity takeoff?
Ideally we receive the architectural plans, hydraulic services drawings, fixture schedules and specification in PDF (CAD/Revit is a bonus but not required). The clearer the drawings, the more accurately we can measure pipe lengths, pipe sizes, fixture numbers and special equipment, and highlight any missing or conflicting information that could affect plumbing costs.
What is a plumbing takeoff and why do residential & commercial plumbers need one?
A plumbing takeoff is a measured schedule of pipework, fixtures, valves and fittings taken directly from the hydraulic drawings and specification. It turns messy PDFs into a clear plumbing quantity schedule so residential and commercial plumbers can price labour and materials accurately, support tenders and defend their quote if it’s challenged.
