A request for pricing is sent to all sub-contractors that includes project specific requirements & any contract conditions.


Any queries raised by subbies are tracked, answered and managed.

Complete Takeoff

Pricing drawings are loaded into CostX so the project scope is captured and ensures that noting gets left on the table.

Tender Trade Summary

The trade summary is presented in an elemental layout, with each item having its own 'back-end' breakdown showing the required scope within each element.

Carpentry Scope Capture

While your subcontractors are pricing away - builders materials, labour hours and preliminary items are measured and rated.

Subcontractor Quote Review

Based on the outcome of the quote comparison, the 'best' price is selected for use in the estimate. Any quote clarifications or tags that are not included at builders-risk will be carried through to the tender letter under clarifications and or exclusions.

Carpentry Supply Rates

The last piece of the puzzle to arrive is the Merchant quote.


Only the rates are used form the Merchant. You will have been caught out by their takeoff's before - material types differ, quantities well above / below etc.


Once the material & labour scope is complete, it will be run through with you to ensure it's achievable based on your teams productivity.

Draft Estimate Review

The complete estimate is reviewed by the both of us to ensure you are familiar with the estimate to the point you're able to answer any questions your client might have.

Final Revision Update

Post catch-up, generally the only changes made are to the carpentry labour hours. All crews have their own strengths and weaknesses so the estimate is updated to reflect this.

Completion Covering Letter

A cover letter with estimated cost, documentation used plus any tags & clarifications is issued along with the detailed estimate report in its entirety for you to submit at your discretion.

What does the full tender run actually include?

Everything from material takeoff to submission: preliminaries schedule, complete material schedule, labour hour schedule, subcontractor pricing requests, quote comparison, plus a covering letter with clarifications and tags. You receive a submission-ready estimate — not a pile of quotes to sort through.

Will I understand the estimate well enough to stand behind it?

Yes. The end result is the most comprehensive format a tender can be presented in, with the builders scope being displayed line by line at each item to give the highest level of refinement and tuning. The catch-up at handover ensures you have no queries going forward and are confident in everything contained within the proposed price.

Do you handle the subcontractor quotes as well?

Yes. Pricing requests go out to your preferred subbies with the project requirements attached, their queries are answered along the way, and quotes are compared for scope and market viability. Any tags or exclusions that could bite you later are flagged so you don't end up carrying the risk.

Can you prepare tenders for multi-unit or townhouse developments?

Yes — townhouse developments, standalone new builds, renovations and light commercial are all covered. Multi-unit projects are where a detailed measure pays for itself many times over.
