Tender Documents
Send the plans to be reviewed along with submission due date. A fee proposal will be sent through within 24 hours for your review and acceptance.
Subcontractor List
Once accepted, you receive the subcontractor workbook to complete with details of those who you wish to submit a price.




Request For Pricing
A request for pricing is then sent to all sub-contractors that includes project specific requirements & any contract conditions. Any queries raised by subbies are volleyed by SubsQS.
Detailed Takeoff
Pricing drawings are labelled and loaded into CostX for the detailed trade takeoff prior to being arranged in sequence-order within the estimate body.




Summary Layout
The trade summary is presented in an elemental layout, with each item having its own 'back-end' breakdown showing what each line total contains.
Carpentry Takeoff
While your subcontractors are pricing away - builders materials, labour hours and preliminary items are measured in detail and rated.




Subcontractor Input
Based on the outcome of the quote comparison, the 'best' price is selected for use in the estimate. Any quote clarifications or tags that are not included at builders-risk will be carried through to the tender letter under clarifications and or exclusions.
Carpentry Rates
The last piece of the puzzle to arrive is the Merchant quote.
We don't use quantities from merchant quotes, only their rates. You will have been caught out by this - material types differ, quantities well above / below etc.
Once the carpentry scope is complete, we'll make a time to catch up for any questions.




Draft Review
Be it at home, cafe or over video, you'll need to find an hour to sit down with us so are familiar with the estimate to the point you're able to answer any questions your client might have for you.
Final Revision
Post catch-up, generally the only changes made are to carpentry labour hours. All crews have different strengths and weaknesses so the estimate gets a final tweak to reflect this.




Covering Letter
A cover letter with estimated cost, provided documentation plus any tags & clarifications is issued along with the detailed estimate report in its entirety for you to submit at your discretion.
