How accurate are feasibility estimates? I notice all those numbers are round....
So long as the scope doesn't drastically change, neither should the initial budget. The Royal Institution of Chartered Surveyors (RICS), defines an 'order of cost' estimate (Feasibility Estimate) as: ‘An estimate based on benchmark data for a similar type of project based on a defined brief.’
What's a Design Contingency? It's a big number - can you take that out?
No. A Design Contingency is an allowance that absorbs the additional details that are released throughout the documentation lifecycle (See Cost Planning Services for Design Stages). This allowance may also cover any co-ordination gaps between disciplines or minor scope changes as a result of the Consenting/Approvals process. It is not to be used for Client changes, Contractor methodologies or any exclusions noted in our covering letter - such as unforseen ground conditions like rock, dewatering and similar. As the documentation progresses, the Design Contingency is wound back through each stage due to the added clarity the now apparent details provide.
But this is just an estimate, not an actual quote or tender - can i actually take it to the Bank?
If you haven't already made contact with a Financier to determine your borrowing capacity, the Feasibility Estimate can serve as an aid to suggest to the Bank how much you wish to borrow, and when. It's best to get the ball rolling with Finance as soon as possible, prior to committing more time and money into further documentation.
