Frame & Truss Material Takeoff

Frame & Truss Material Takeoff

Frame and Truss pricing can make or break your tender - don't leave anything on the table.

The takeoff schedule doesn't read like a QS report - it gives the reader confidence your scope is understood. The supplier knows what to deliver and your crew knows what they're walking onto.

Too light on quantities and you're eating margin chasing another delivery mid-build. Too heavy and you risk submitting an over inflated price. You want to land in the middle.

Detailed F&T takeoff scope includes wall frames (pre-fab or insitu), floor joists (HySpan or LVL beams), structural steel timber-infills, sheet flooring, roof trusses, timber purlins, valleys, soffit framing along with fixings and connections.

When drawings change, you have a solid baseline in place to measure from that makes the variation monitoring component no more difficult than it needs to be.

Developer supplying the materials? See Labour-only takeoff.

Only pricing the Cladding scope? See Cladding takeoff.

Pricing the Interior Fit-out portion? See Interior Fit-out takeoff.

Drop your plans through on Email for a fixed fee with turnaround time.

No hourly rates, no scope creep, no surprises.

Pricing brick veneer or masonry façades? You need quantities you can hand to a Supplier and Bricklayer without second-guessing the numbers.

No more estimating off flat m² rates and hoping for the best - your takeoff is split out by wall type — veneer area, brick count, piers, feature bands, sills, soldier courses, lintels and openings scheduled in m², LM and item counts with bond type and pattern called out clearly.

When drawings change, we can re-measure and provide an additions/omissions summary for fast re-pricing and variation support.

FAQ

Why get a measured frame and truss takeoff instead of relying on the merchant?

Time, Cost & Quality. Carpentry takeoffs are completed by a Quantity Surveyor with an extensive Carpentry background which ensures you dont leave anything on the table. Waiting days instead of weeks for a takeoff may also tip the scales in whether or not you are able to submit a price at all.

What's included in a carpentry frame and truss takeoff — does it cover the full structural package?

Yes. The takeoff covers wall framing, prefabricated roof trusses, floor joists, LVL beams and lintels, valley members, blocking, bracing, strapping, joist hangers, and fixings — all itemised by size, grade, and treatment specification. If the structural engineer has called out specific members, those are captured separately so nothing gets left behind.

Does the frame and truss takeoff include labour pricing or just quantities?

It can be either. It will be more cost effective for you to have the labour component rated alongside the takeoff considering the carpentry scope has already been pulled out.

What’s the typical turnaround time and what format do I receive the carpentry takeoff in?

Most brickwork takeoffs are turned around in about 3-5 working days, depending on drawing complexity and workload. You’ll receive the schedule in Excel & PDF, plus marked-up plans of any ambiguous scope so its clear what scope is included in the price.
